This one is mine. My wife and I bought the house, remodelled it ourselves, listed it, and have run the marketing and management for three-plus years — which means everything on this page comes from operating the asset, not advising on someone else's.

The market decision came before the property. I researched up-and-coming ski areas in the Sierra Nevada, cross-checked them against AIRDNA demand data, narrowed to two towns and then studied the real estate. Arnold, CA won because it draws steady weekend traffic from the larger Northern California cities: guests come in groups, for two or three nights, mostly Friday to Sunday and around holidays.

That guest profile decided the property. A five-bedroom home for large groups earns a nightly rate several times a small cabin's, so the listing reaches profitability on weekend and peak nights alone instead of needing a filled calendar. Occupancy is a vanity metric in a weekend market — rate per group night is the number that pays the mortgage.

The remodel was then scoped against Airbnb's own data on the amenities guests filter for, plus what photographs well in a thumbnail: hot tub, full kitchen, laundry, parking, workspace, pet-friendly, and a bocce court and outdoor gathering space as group differentiators. Listing copy, photography and pricing followed the same logic, syndicated across Airbnb, VRBO and Booking.com.

In November 2023 I launched ArnoldHaven.com to capture local tourism research around Arnold and nearby points of interest, with a booking flow, original photography and video, and a small product line used mainly as additional search surface. It is the beginning of a direct channel that does not pay platform commission.

Revenue totals are intentionally left off this page; the booking curve is shown as a relative index. Ratings, response and cancellation rates, stay counts and nightly rate come straight from Airbnb's performance and analytics reporting. Arnold sits inside weekend driving distance of the bigger Northern California cities, so demand arrives in Friday-to-Sunday blocks rather than long midweek stays. Chasing occupancy in that market is a losing game. A five-bedroom home for big groups changes the maths instead: the nightly rate a group will pay is a multiple of a small cabin's, so the property clears its costs on weekend and holiday nights alone and midweek vacancy stops being a problem to solve. That is the decision this whole listing was built on — pick the guest type the market actually sends, then buy and remodel for it.

Year two moved the strategy off the booking platforms and onto ground I own. Instead of a brochure page for the house, ArnoldHaven.com was built around what people actually research before a trip to Arnold: the reservoirs, the lakes, the caverns, the ski days, the drive up from the valley. Get found during the planning, and the rental is the obvious next click.

Nothing happened quickly. Rankings took roughly six months to surface, and then they compounded — the last three months alone carry about a sixth of every click the site has ever had, and the recent click-through rate is running half again as high as the lifetime average as positions improve.

None of it is bought. No Google Ads, no boosted posts, no commission on a booking that comes through the site. The same research-first approach is what I bring to consulting work: build the demand you keep instead of renting it every month.
